Menus
By default, the main page will display totals for each owner for the current calendar month. You can modify that display temporarily by clicking the menu item “Year Totals” to display totals for the current calendar year. You can also print the displayed list.
The Owner/Postings submenu allows you to post payments to an owner, payments by an owner, post rent income manually for units not managed by LodgeWright, and to display and print all postings for an owner by date range.
The Assessments menu is where you set up recurring assessments and apply them to owners in one of three ways.
A house assessment is an assessment where you enter a total for the entire condominium community and which is then posted to each owner in proportion to their “percent of the house”, a value which you set individually for each owner.
A unit assessment is assessed to a unit and can be assessed either to a single owner or divided between all owners of a unit.
Reports can be generated by a number of methods for any date range. The 1099 Summary Report is simply a listing of each owner, their social security number, and the gross rent income in postings for the period. No assessments are taken out, as these are the responsibility of the owner when filing the 1099. Individual 1099 statements are generated in the Owners/Statements menu item.
